Welcome to Runcorn Architects, a small RIBA Chartered Practice dedicated to creating exceptional spaces which transform your vision into reality. The practice was founded in 2020 by Director and Chartered Architect, Tom Runcorn. With 15+ years experience working in and around Rutland and Stamford, as well as further afield, he has built up a multidisciplinary professional network, collaborating with a wide range of trusted consultants to ensure every project receives the personal attention it requires.

Whilst residential projects form a major part of our design offering, we have considerable experience in new builds, extensions, barn conversions, refurbishments and listed buildings, as well as agricultural planning works. As part of our free initial consultation we visit the site and meet you to discuss the project brief and your requirements including budget, timescales and the various services we offer (as listed below). Following this meeting we formally write to you with our fee proposal, which if agreeable, forms the basis of our appointment as your architect. (RIBA Plan of Work Stage 0)
Initial Consultation / Feasibility
Visit site to meet and discuss project brief and requirements.
Measured surveys of the existing property and/ or site are undertaken to enable the creation of drawings of the existing. A sketch scheme is then proposed which is an amalgamation of the Clients brief and our design ideas. Where necessary several design options will be produced for consideration by the Client. Following discussions the preferred sketch scheme/ concept design is signed off by the Client. (RIBA Plan of Works Stages 1-2)
Feasibility, Survey & Sketch Scheme
Survey the existing site and initial design works.
Develop and detail sketch scheme design into refined scheme ready for submission to the Local Authority for approval. Including preparation of supporting documents and liaising with other Consultants (if required). Other approvals may be required at this stage, such as Listed Building Consent. (RIBA Plan of Works Stage 3).
Planning Applications / Approvals
Refine design scheme ready and submit to the Local Authority for approval.
Prepare details construction drawings, a further detailed development of the design/ planning drawings. These drawings form part of a submission to Building Control for approval - an essential part of the projects journey. During this stage we liaise with other consultants where necessary, including Structural Engineers, Fire Consultants, etc. (RIBA Plan of Works Stage 4).
Building Regulation Applications/ Approvals
Construction and detail drawings prepared and application submitted to Building Control.
Further drawings created along with a detailed schedule of works/ specification document to ensure Contractors have all the required information to price from, to create a finished product that meets the Clients brief in all areas. Includes for liaising with Contractors pre-tender, during the tender process and reviewing tenders with Clients once received. Appoint Contractor (RIBA Plan of Works Stages 4-5).
Specification & Tender
Creation of tender drawings and documents to enable detailed prices from Contractors.
Once a Contractor is chosen its time to get started on site! Contracts are prepared and signed by all parties based on tender information. Works on site are monitored on a agreed regular basis, queries answered and additional details created if required. At this stage the Architects administer the contact, issue payment certificates and certify works done (RIBA Plan of Works Stages 5-6).
The Build / Works on Site
Prepare build contracts and oversee works on site.
It is usual to have a defects liability period following completion of works on site. During this time any snagging items/ defects that may occur are noted and rectified in an agreed timescale. At the end of the defects liability period a final inspection will be undertaken by the Architect to check all areas have been made good, following which a modest retentions um is released (RIBA Plan of Works Stage 7).
Post Completion
After works are completed / defects liability.
